Position Summary The Marketing Representative coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include leasing new residents, ensuring resident satisfaction throughout lease terms, and securing lease renewals.
Organizational Responsibilities

Organizational Ambassador: Engage with residents, prospective residents, associates, and stakeholders to understand needs and lead with the values of the company culture.
Project Management: Create and maintain clear and sequenced plans to successfully launch projects.
Change Management: Lead cross‑functional teams through change programs and projects, leveraging frameworks and influence modeling to drive awareness and outcomes.
Community Service: Participate in activities outside the normal course of daily business that enhance the company’s stature in the marketplace, including industry associations and community involvement.
Essential Duties and Responsibilities
Perform all sales and leasing activities in person to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, and background checks.
Inspect apartments prior to move‑in, ensuring they are move‑in ready and scheduling any outstanding maintenance items.
Stay informed about current market and competitor conditions, developing and implementing short‑ and long‑term marketing plans to sustain occupancy.
Design and execute off‑site marketing activities to drive traffic to the property, including referral and employer outreach programs and online marketing tools (Facebook, Instagram, e‑mail, and other websites).
Use the on‑site property management software (e.g., Yardi) to track availability, record traffic and leasing activities, and manage resident and prospect data.
Ensure the property and show units meet the Company’s standards for show quality by inspecting marketing corridors and leasing tours, and communicating maintenance needs.
Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, phone calls, and other contacts.
Execute lease renewal program activities, including preparing renewal letters, meeting with renewing residents, and managing renewal document signings.
Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems.
Complete various accounting, financial, administrative, and reporting duties as assigned.
Meet predictable attendance and punctuality expectations and physical demands in compliance with Gallery Residential’s policies and performance expectations.
Work Hours This position is scheduled for 40 hours in a regular work week. Typical hours are 9:00 am–6:00 pm Monday–Friday, 10:00 am–5:00 pm Saturday, and 1:00 pm–5:00 pm Sunday. Marketing Representatives must be available for weekend work when scheduled and must be able to perform essential duties unaccompanied.

Education / Experience Employment history demonstrating a background in sales, marketing, internet, and customer service, sufficient to resolve customer complaints and complete financial records and reports. High school diploma or GED equivalent is required.
Language Ability Ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, answer questions, and write routine reports and correspondence.
Math Ability Mathematical skills necessary to add, subtract, multiply, divide numbers, decimals, fractions, and calculate percentages to complete financial records, budgets, and fiscal reporting information.
Reasoning Ability Ability to apply sales skills, generate sales leads, conduct presentations, qualify prospects, close sales, apply common sense in written, oral, or diagram instructions, and solve problems with multiple concrete variables.
Computer Skills Proficiency in word processing, property management applications (preferably Yardi), spreadsheet management, and internet use for marketing, advertising, and sales-related functions.
Certificates and Licenses Industry certifications are appreciated. Current valid driver’s license is required.
