Job Description Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
Responsibilities
Performs all sales and leasing activities to meet community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.
Inspects apartments prior to resident move‑in and ensures apartments are in move‑in ready condition, scheduling any outstanding items with the maintenance team.
Stays informed about current market and competitor conditions that may impact community occupancy and sales results, developing and implementing short‑ and long‑term marketing plans and goals to sustain occupancy, and following community policies regarding concessions, specials, and other programs.
Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).
Uses on‑site property management software (e.g., OneSite, Yardi) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.
Ensures that the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the maintenance team, merchandising and ensuring a physically appealing show unit or model, and preparing the leasing office for daily leasing activities.
Follows up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls to finalize decisions to lease and/or renew.
Executes and performs activities in support of the community lease renewal program by preparing renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
Licenses and Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other necessary events.
Work a flexible schedule, including taking call during evenings, weekends, and holidays.
Compensation Hourly range: $22.00 – $24.00.
Corporate positions may be eligible to participate in quarterly or annual bonus programs based on individual and company performance.
On‑site property positions may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
