Leasing Consultant Responsible for all aspects of leasing, marketing, and maintaining positive resident relations for a property.
Essential Duties & Responsibilities
Property leasing and administration
Regular/daily onsite attendance required
Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease
Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all required follow‑up
Complete all leasing paperwork before move‑in
Assist with lease audits, walk‑throughs, and turnover processes
Maintain accurate prospect traffic and leasing data and respond to prospect leads within 24 hours
Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals
Perform administrative tasks as needed
Handle resident complaints, concerns, and requests to ensure satisfaction
Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter)
Contribute to general upkeep and cleaning of office, common areas, and model units
Assist in implementing the annual marketing plan outreach
Review and assist in completing market survey/analysis and generate ideas to formulate plans
Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey report
Provide excellent customer service and monitor service‑request turnaround and responsiveness
Project a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce community policies as delegated by the immediate supervisor
Education / Experience
High School Diploma or Equivalent
Basic computer skills required to perform all on‑site software functions
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
Ability to move about regularly and perform tasks that may involve wrist, hand, and finger motions
Frequent use of ladders, stairs, scaffolding, ramps, and step stools; standing or sitting for prolonged periods
Occasional movement in different positions, including tight and confined spaces; overhead reach; lift or move objects up to 25 lbs in all directions
Operation of machinery or power tools; operation of vehicles or golf carts; assessment of accuracy and thoroughness of work; work overtime, weekends, nights, and in extreme temperatures; exposure to hazardous chemicals; traverse flat and non‑flat terrain
Compensation & Benefits Salary Range: $23 per hour to $23 per hour
