Job Summary: Dedicated and experienced Community Association Manager to oversee the daily operations and management of a high-rise luxury condominium community. The ideal candidate will be responsible for enhancing the quality of life for residents by maintaining exceptional service standards, ensuring the property's physical and financial well-being, and fostering a sense of community within the building.
Key Responsibilities: 1. Property Management: · Oversee the overall maintenance and cleanliness of common areas, amenities, and facilities. · Manage vendor relationships for maintenance, repairs, and capital projects. · Develop and implement preventive maintenance plans to enhance property value and longevity. 2. Financial Management: · Prepare and manage the annual budget, including expense forecasting and financial reporting. · Monitor and control operating expenses while ensuring optimal service delivery. · Oversee financial transactions, including assessments, dues, and vendor payments. 3. Resident Relations: · Foster a positive and inclusive community atmosphere by addressing resident concerns and facilitating communication. · Serve as the main point of contact for resident inquiries, requests, and complaints. · Organize community events and social activities to promote a sense of community. 4. Board and Committee Support: · Collaborate with the condominium board and committees to implement policies, regulations, and decisions. · Prepare and present regular reports and updates to the board. · Assist with the planning and execution of board meetings and annual meetings.
5. Compliance: · Ensure compliance with local, state, and federal laws, as well as condominium bylaws and regulations. · Assist in the enforcement of community rules and policies. · Maintain accurate records and documentation. 6. Emergency Response: · Develop and implement emergency response plans and procedures. · Be available for after-hours emergency situations and liaise with relevant authorities as needed. 7. Insurance and Risk Management: · Collaborate with insurance providers to ensure adequate coverage for the property. · Identify and mitigate potential risks and liabilities. Qualifications: · Bachelor's degree in business management, property management, or related field (Master's degree or CMCA certification is a plus). · Minimum of 3 years of experience in property management, preferably in a luxury high-rise condominium setting. · Strong financial management skills, including budgeting and financial reporting. · Exceptional interpersonal and communication skills. · Proficiency in property management software. · Knowledge of local regulations and condominium laws. · Excellent problem-solving and conflict resolution abilities. · Leadership and team management experience. - This is not a complete list of duties and are examples of the work needed to be done. Working Conditions: · The role may require occasional evening or weekend work to attend board meetings, resident events, and address emergencies.
