JOB DESCRIPTION SUMMARY

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, credit screening, criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and ensure move‑in ready condition, scheduling any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions that may affect occupancy and sales results, develop and implement short‑ and long‑term marketing plans and goals, and follow established policies related to concessions, specials, and programs to boost occupancy.

Design and execute marketing activities to create traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, email, other websites), and following community‑specific marketing plans and programs.

Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.

Ensure that the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tours, communicating maintenance needs to the maintenance team, merchandising a physically appealing show unit and/or model, and preparing the leasing office for daily leasing activities.

Follow up with prospects and new residents to ensure satisfaction by sending email, thank‑you notes, cards, or making calls to finalize leasing decisions.

Execute and perform activities in support of the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns, document requests, and convey them to the appropriate individual(s).

Required Licenses or Certifications

All licenses and certifications required by state and local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas.

Work inside and outside in all weather conditions.

Push, pull, lift, and carry up to 25 pounds independently and up to 50 pounds with assistance.

Travel may be required to assist other properties, attend training, meetings, or other necessary tasks.

Work a flexible schedule, including calls during evenings, weekends, and holidays.

Hourly range: $17.00 - $19.00

Additional Compensation

Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.

Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
