JOB DESCRIPTION SUMMARY Marq on Martin has an immediate opening for an experienced Leasing Professional! The Leasing Professional plays a critical role in achieving community occupancy, revenue, and resident retention.

What your day might look like

Being part of a team and having fun while providing excellent customer service

Conduct prospect building and apartment tours, including virtual leasing and in‑person tours

Ensuring a stellar move‑in experience for our customers

Market research on comps for marketing and advertising purposes

Community event planning and execution

Follow up with prospects by phone and email

Utilizing social media and internet platforms to market available units

Assisting in lease renewals

Respond to resident concerns

What we are looking for

Previous sales and customer service experience desired, but a positive can‑do attitude is required

Proficient in MS Office Suite; additional property management software (Yardi/One Site) desired but not required

Demonstrated ability to read, write, and communicate effectively and complete legal documents, sell and explain apartment features, and answer resident questions

High level of professionalism in both manner and dress

Essential Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.

Inspect apartments prior to resident move‑in and ensure they are move‑in ready, scheduling any outstanding items with the maintenance team.

Stay informed about current market and competitor conditions to develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy, following community policies related to concessions, specials, and other programs.

Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).

Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about residents.

Ensure the community and show units meet the Company’s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the maintenance team, merchandising and ensuring a physically appealing show unit and/or model and amenities.

Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.

Execute and perform activities in support of the community’s lease renewal program by preparing lease renewal letters and packages, meeting with and contacting renewing residents in advance of move‑out dates, and ensuring lease renewal documents are signed and implemented on time.

Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and document and convey resident or other requests to the appropriate individuals.

Required Licenses or Certifications

All licenses and/or certifications required by State and Local jurisdictions.

Valid driver’s license to operate a golf cart on property.

Physical Demands

Occupants must stand, walk, and/or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Must work inside and outside in all weather conditions.

Must push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

Rare or regular travel may be required to assist other properties, attend training, or business meetings.

Must work a flexible schedule, including evening, weekend, and holiday calls.

Compensation Hourly rate: $21.00 – $23.00.

Additional Compensation: Eligible for quarterly or annual bonus programs for corporate positions; weekly, monthly, and/or quarterly bonus programs for onsite property positions.
