Job Description The Residential Assistant Property Manager assists in the execution of strategic business plans and in leading day-to-day operations for an assigned residential building. The Assistant Manager is a gatekeeper of accuracy, ensuring accounting and administrative functions are conducted with precision. They are a team leader who offers coaching and support to associates, lead the team by example, and ensure service and sales standards exceed customer expectations while achieving established financial and operational goals. The manager oversees that all work is performed in accordance with company policies, procedures, and applicable local, state, and federal laws.

What Will You Do?

Manage, create, and maintain monthly A/R duties including payment processing, “Pre-Month End” and “Accounting Month End” reports.

Administer and maintain all A/P duties, coding invoices, and submitting them to Head Office within mandated time frames.

Oversee and execute legal processes, weekly reporting, rent collection, delinquency management, notices to pay rent or quit, evictions, collections, and updates on COVID-19 moratoriums.

Collaborate with the Service Team, track resident service requests, ensure accuracy and resident satisfaction, and work to ensure an exquisite tour path.

Process move-outs and resident final account statements.

Understand every aspect of the customer experience, offer recommendations, and find appropriate solutions.

Execute a marketing plan and review reporting to ensure effective application of resources.

Create and deliver general notices to residents and vendors.

Maintain strong communication with residents via resident email blasts and notices.

Assist with resolving resident issues, complaints, or special requests/accommodations.

Create, print, and distribute reports required by the office or service team.

Create and produce forms, notices, marketing collateral as directed.

Oversee and manage day-to-day duties of Resident Services and Concierge teams.

Support leasing staff by performing duties of a Leasing Consultant as needed.

Help plan and host monthly resident functions.

Ensure the office is clean, workstations and filing areas are organized per company policy, and maintain office inventory and supplies.

Ensure the property office is organized and runs smoothly in the absence of the Property Manager.

Validate all data entry including prospects, traffic, applications, leases, move-outs, deposits and closing reports.

Comply with company policies, safety rules, and all applicable local, state, and federal laws.

Successfully complete all training provided by the company concerning accounting, fair housing, marketing, leasing, and customer service.

Perform other duties as assigned.

What You Bring

Positivity-infused leadership style, persuasive and negotiative communication.

3+ years in residential property management with a proven track record in sales and administrative responsibility.

Strong written and verbal communication in English.

Ability to comprehend and complete legal documents, sell and explain apartment features, and answer operational questions.

Proficiency in internet, word processing, spreadsheet, and database management programs for required reports and employment documents.

Strong proficiency in property management software, preferably Yardi.

Excellent experience in MS Excel, MS Word, MS Outlook, and MS Windows.

Demonstrates initiative, personal awareness, professionalism, integrity, professional appearance, and exercises confidentiality.

High school diploma or GED (College degree preferred); employment history that demonstrates application of property management, sales, marketing, and customer service skills sufficient to manage day-to-day operations of an apartment community.

Salary Range $70,000 - $75,000
