Summary and Responsibilities

Works with the support of the Regional Manager and leadership to drive occupancy and renewals, revenue, resident satisfaction, and ensure the community maintains optimal performance.

Responsible for oversight in tracking and updating move‑in and move‑out dates, ensuring that work is completed within seven days of move‑out. Acts when needed to ensure that targets are met or exceeded.

Tour prospects around the community, giving special attention to features/amenities offered, available floor plans, information about the area, resident events, etc. Once in the model, highlight significant details about the unit (appliances, upgraded finishes, textures used, etc.).

Be a resource for residents by displaying a welcoming and engaging attitude and taking time to understand and resolve issues.

Works with compliance department and leadership to ensure the community remains compliant and inspection‑ready.

Ensure financial targets are achieved through controlled expenditures and assertive collection efforts.

Meet with potential vendors and maintain current vendor relationships.

Obtain proposals for work outside of warranty.

Be available for emergency situations; advise the Regional Manager when not available so that all emergencies are addressed.

Responsible for developing the community budget, running financial reports, explaining delinquencies and/or variances, reforecasting, etc.

Works in partnership with maintenance to delegate and track work order completion; reports and notates any delays.

Responsible for following DMA policy and procedures when ordering supplies, staying within budget, and obtaining necessary approvals for items outside of budget.

Responsible for matching invoices to purchase orders, coding, approving and sending to corporate for payment. Tracks payables and updates vendors on any payment issues, collecting necessary information on time.

Acts as a resource to staff by providing leadership and development opportunities through task delegation, DMA‑sponsored training, and teachable moments. Tracks all required training for onsite staff.

Responsible for the overall development of onsite staff, working with Human Resources to address areas of improvement and training deficiencies.

Works under the guidance of Human Resources to address all employee coaching/counseling needs.

Responsible for overall collection and eviction process, ensuring that policies and procedures are followed completely.

Approves timesheets and time‑off requests no later than the end of the pay period. Tracks overtime to ensure that DMA overtime policy is followed and addresses all violations immediately. Consults with Human Resources on violation issues.

Works in collaboration with Human Resources on recruiting and interviewing initiatives, following up with Human Resources with feedback within 24 hours.

Other duties as assigned.

Qualifications

4+ years in multifamily real estate

Experience with affordable housing

PBV experience a plus

High school diploma or equivalent required

Experience with various office equipment (computer, scanner, multi‑line desk phone, fax machine, etc.)

Experience with AppFolio, BlueMood/Redbook, Microsoft Office products (Word, Excel, SharePoint, Teams), TDHCA, Dropbox, Paycor, and Zoom preferred

Working Environment / Physical Demands This role is intermittently sedentary but requires mobility (standing, climbing stairs, extensive walking around the property, etc.) to tour, show, and inspect apartments daily. It also requires occasional movements such as pushing/pulling, reaching, stretching, carrying/holding (up to 20 lbs.), and repetitive hand‑wrist motion while using a computer and writing. Normal range of vision and hearing is required to read and complete applications, leases, general paperwork and handle computerized duties. The role may involve outdoor environments (heat, cold, damp, rain, snow). Household or typical office settings are involved.
