Job Description Summary
Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives.
Essential Responsibilities
Ensures achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities, overseeing on‑site traffic, ensuring an appropriate inventory of ready apartments, setting rent pricing and concessions, and monitoring day‑to‑day leasing activities.
Stays informed about market and competitor conditions, develops short and long‑term marketing plans, and implements creative pricing, concession, and advertising strategies to boost traffic and leases.
Develops print and internet advertising strategies, uses technology to promote the community, and utilizes company property‑management software to generate sales and leasing reports.
Works with maintenance to ensure physical aspects meet company standards, and develops programs to enhance salability of apartments by inspecting ready units and creating merchandising techniques.
Actively participates in the leasing process: generating and monitoring traffic, qualifying prospects, preparing documentation, and completing move‑in procedures in accordance with established policies.
Reviews and analyzes financial, shop, traffic, and closing reports to identify and resolve leasing performance issues, and presents strategies and results to owners and managers.
Oversees lease renewal program, sponsors renewal functions, manages communication, and assists with resident move‑outs as needed.
Responds quickly and courteously to resident and owner concerns, taking prompt action to solve problems or document and convey requests to appropriate parties.
Supervises leasing team: hiring, orienting, training, and managing performance in line with company policies and values.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on company property.
Hourly Compensation Hourly range: $22 - $24.
Additional Compensation Employee pay is determined by business requirements, prior experience, current skills, and geographic location.
Corporate Positions: Eligible for quarterly or annual bonus based on individual and company performance.
Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
