Overview This isn't a job. It's a department. CRPM is a Northeast Ohio property management company with ~900 units under management and a growing Association Management division. We're looking for someone to come in, take it over, and build it into something.
Right now this department is small, six associations, solid infrastructure, admin support in place, and an owner ready to hand the wheel to the right person. If you've been doing this work for someone else and wondered what it would look like to actually run it… this is that.
What You’ll Own
Day-to-day management and oversight of HOA and condo association relationships
Board communication and service delivery
Business development — growing the portfolio through referrals, relationships, and your network
Building the processes, standards, and team structure as the division scales
The results. Wins and losses both land on your desk, and so does the upside
What’s Already in Place
AppFolio platform, operational systems, and established processes
Admin support staff
Six active associations and a clear growth target of 12–30
An owner who wants out of this hat and wants you wearing it; who will champion the division, not micromanage it
Compensation is Built for Builders This structure is designed to pay you more as you grow it, not cap you once you do.
Build Phase (Months 0–12): $2,000/month base + 12% commission on new association revenue
Stabilization Phase (Months 12–24): $3,000–$4,000 base + 8% commission on existing accounts
Leadership Phase (24+ months): $4,000–$6,000 base + 3–5% department override + 8–10% on new business
A portfolio of 10 associations averaging $2,500/month = $300K annually in revenue. Year 1 commission alone on that portfolio: ~$36,000 (with base = $60k in 1st year). This scales with you.
