As an On Your Lot New Home Specialist, you act as a trusted advisor, guiding buyers through one of the most complex and emotional purchases of their lives. You will manage a longer sales cycle, build strong local relationships, and own your pipeline from first conversation through contract. Key Responsibilities

Generate and manage your own pipeline through:

Local networking

Marketing events and partnerships

Self‑generated prospecting

Guide buyers through the full OYL journey:

Initial discovery and qualification

Land evaluation and feasibility

Floor plan selection and customization

Financing education and positioning

Demonstrate strong understanding of:

Site requirements, land considerations, and feasibility

Floor plans, structural options, and pricing

Maintain full visibility and ownership of your pipeline:

Clear next steps for every customer

Consistent follow‑up and long‑term nurture

Collaborate with internal teams (construction, design, and operations) to ensure a smooth transition from contract to build

Facilitate contracts and ensure alignment between buyer expectations and final agreement

Deliver a high‑touch, consultative experience that builds trust and drives referrals

What Success Looks Like

Strong self‑generated lead flow

Consistent pipeline movement and conversion

High customer satisfaction and referral business

Ability to manage complexity with confidence and clarity

Qualifications

2–5+ years of sales experience (new home sales, real estate, or consultative sales preferred)

Strong communication and relationship‑building skills

Ability to manage multiple prospects across different stages

Comfortable working weekends and flexible hours

Valid driver’s license and reliable transportation

Professional presentation and personal accountability
