
Disclosure Specialist

We are seeking an experienced Disclosure, Appraisal & Lock Specialist to join a fast‑paced mortgage team. In this critical role you will manage the timely and accurate preparation of loan disclosures, coordinate appraisals, and handle rate locks while ensuring full compliance with regulatory requirements. You will serve as a key collaborator across loan officers, processors, and closing teams to deliver a smooth borrower experience in a high‑volume environment.
Key Duties And Responsibilities
Prepare, review, and issue initial Loan Estimates (LE), Change of Circumstance (CoC) redisclosures, and Closing Disclosures (CD) in strict accordance with TRID timelines and guidelines.
Monitor and manage all disclosure‑related timelines, including:
3‑business‑day LE delivery
CoC redisclosure requirements
Mandatory 3‑business‑day CD waiting period prior to closing
Coordinate and order appraisals, review reports for completeness and compliance, and follow up with appraisers as needed.
Process rate lock requests, extensions, and re‑locks while ensuring pricing accuracy and timely communication.
Work within Arive LOS and Doc Magic to generate, audit, and deliver disclosures and closing documents efficiently.
Identify and resolve disclosure discrepancies, fee issues, or timing conflicts to prevent delays.
Collaborate with loan officers, processors, underwriters, and closing teams to maintain workflow and resolve issues proactively.
Maintain detailed records, provide status updates, and communicate clearly with internal teams and borrowers.
Stay current on TRID, TILA‑RESPA, and other mortgage regulations affecting disclosures, appraisals, and rate locks.
Requirements And Qualifications
2‑3 years of experience as a Disclosure Specialist, Closing Disclosure Specialist, or similar mortgage role
Strong knowledge of TRID regulations, CoC rules, and CD timelines
Experience with Arive LOS and Doc Magic (required)
Familiarity with appraisal ordering and review processes
Experience managing rate locks and extensions (preferred)
Strong communication and teamwork skills
Ability to work in a fast‑paced, high‑volume environment with high accuracy
Excellent organizational and problem‑solving skills
Knowledge of mortgage regulations (TILA, RESPA, etc.)
