RESIDENT SERVICES MANAGER
Charlesgate Property Management is seeking a smart, organized and proactive Resident Services Manager to join our growing team. The role serves as the primary contact for residents and the owner of all aspects of resident experience while contributing to overall portfolio performance, including financial performance, physical building maintenance and risk management. You will collaborate with staff maintenance technicians, outside vendors, and the project management team for maintenance, repairs and capital projects. Management services will be performed in a high‑quality manner with a sense of urgency, treating clients and property with the utmost respect and hospitality. On‑site presence is required 5 days a week.

Requirements
B.A. or equivalent university degree
3+ years of experience in residential property management
Duties & Responsibilities (examples)
Manage maintenance requests; supervise technicians to ensure timely, on‑budget completion of work orders and projects
Proactively communicate with residents to provide updates and prevent problems as part of excellent service protocol
Schedule and negotiate with vendors to obtain proposals for repairs and improvements
Schedule and supervise preventative maintenance for the portfolio
Conduct building walk‑throughs, ensure buildings look their best, and communicate with owners on improvement ideas
Diagnose building issues and coordinate appropriate staff or vendors to resolve them
Follow up on delinquencies to ensure timely rent collection
Ensure proper documentation of lease paperwork, charges and pass‑through fees
Oversee the move‑in/move‑out process
Coordinate with the leasing team to ensure units are listed and marketed properly
Oversee the renewal process
Supervise on‑site vendors and staff when necessary
Participate in on‑call emergency service rotation on nights and weekends
