Job Description
Maintains, operates and repairs building and utilities equipment including high pressure boilers, refrigeration equipment, emergency generators, transfer switches, HVAC systems, building management systems, medical gas systems and related equipment. Inspects all equipment and makes repairs. Job Responsibilities
Performs maintenance work relative to various trades including carpentry, plumbing, electrical, HVAC and refrigeration work. Checks building conditions on a regular basis and performs maintenance, plumbing, minor electrical, carpentry and painting as indicated. Performs monthly Preventative Maintenance on air handlers, exhaust fans, pumps, cooling towers, etc. Maintains and repairs portable patient‑care equipment such as stretchers, wheelchairs, beds and pumps. Maintains and repairs electrical circuits and follows simple circuit diagrams. Repairs leaks, replaces defective piping, replaces plumbing fixtures and maintains other plumbing system components including medical gases. Installs and repairs hardware such as door closures, window parts, locks and louvers. Repairs partitions, hung ceilings, floor tiles, door fixture supports and the like. Maintains and repairs pumps, motors and other equipment as directed or required. Performs burning, welding or brazing operations at the direction of the Lead Stationary Engineer or other departmental managers. Installs and maintains ventilation systems; changes filters, cleans and repairs coils, modifies and repairs dampers, etc. Performs other work as assigned or directed, including moving furniture and equipment, painting, demolition work and area cleaning. Performs mechanical and electrical repairs on refrigeration equipment located throughout the hospital (e.g., freezers, ice makers, drinking water coolers, DX HVAC units) under the direction of the Utilities Manager or Stationary Engineer. Maintains and repairs all associated HVAC piping, including coils, supplies, returns, traps, strainers and valves. Maintains and provides proper water treatment to HVAC systems and boiler chemistry. Performs related duties as required. Physical Demands
Must be able to stand and work for prolonged periods of time. Must be able to lift and move heavy materials and equipment weighing up to 100 lbs. Must have acceptable corrected visual acuity. Job Qualification
High School Diploma or equivalent, required. Trade school or field experience within the last 3 years dealing directly with HVAC, required. Minimum of 1 year experience as a General Mechanic or Maintenance Mechanic performing Journeyman's work in carpentry, plumbing, electrical or HVAC installations, preferred. Minimum of one year experience in a hospital, preferred. Possess good knowledge of NYC construction codes and standards, required. Certificate from the Department of Environmental Protection Agency (608 Certification), preferred. Read, write and speak English to understand and interpret written and verbal instructions, required. Certificate of Fitness from FDNY, required within 6 months of employment (includes A35 – Air Compressor, G71 – Bulk Medical Gas, S12 – City Wide Sprinkler, S13 – City Wide Standpipe, S14 – Standpipe Multi Zone, S95 – Supervision of Fire Alarm and related Systems, F60 – Fire Guard for torch use, G60 – Torch use with flammable gases).
