Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours, showing apartments, processing applications, executing credit and background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments prior to resident move‑in to ensure they are move‑in ready and schedule outstanding items with the maintenance team.
Stay informed about current market and competitor conditions that may impact occupancy and sales; develop and implement short‑ and long‑term marketing plans to sustain occupancy.
Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and other community‑specific programs.
Use the on‑site property‑management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.
Ensure that the community and show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, or telephone calls.
Execute lease renewal program activities by preparing renewal letters and packages, contacting renewal residents before move‑out dates, and ensuring renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or convey requests.
Required Licenses or Certifications
Must possess all licenses and/or certifications required by state and local jurisdictions.
Must hold a valid driver’s license to operate a golf cart on the property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, or carry weights up to twenty‑five (25) pounds independently and up to fifty (50) pounds with assistance.
Rare or regular travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule, including evenings, weekends, and holidays.
Compensation The hourly range for this position is $15.00 – $18.00. Pay within the posted range may vary based on business requirements, experience, skills, and geographic location.
Additional Compensation
Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.
On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
