Estimator / Takeoff Specialist – Residential Construction
About the Role
On behalf of our client, we are seeking a Residential Construction Estimator / Takeoff Specialist with hands‑on homebuilding experience to support a high-volume residential builder.
This role is less about traditional estimating and more about accurately performing material takeoffs, validating costs, and ensuring each home is built on a solid financial foundation before construction begins.
The ideal candidate has a background in residential construction (superintendent, framer, or project manager) and understands how to translate plans into real‑world material and labor requirements.
What You’ll Do
Perform detailed quantity takeoffs from plans (concrete, lumber, drywall, roofing, etc.)
Build and maintain accurate budgets using Excel‑based estimating tools
Validate subcontractor bids by cross‑checking quantities and pricing
Maintain pricing across ~10 core spec home plans with 40+ upgrade options each
Update budgets and plan variations as material and labor costs change
Support a building operation delivering 35–40 homes per year
Identify opportunities to improve cost efficiency and consistency across builds
What We’re Looking For
Background in residential construction (superintendent, framer, project manager, or similar)
Strong understanding of how homes are built (foundations, framing, roofing, etc.)
Experience performing or supporting material takeoffs
Ability to read and interpret construction plans and drawings
Strong Excel skills (existing templates/tools are in place)
Detail‑oriented and comfortable working independently
What This Role Is NOT
Not a purely administrative estimating role
Not focused on commercial construction
Not dependent on just collecting subcontractor bids
Compensation & Benefits
Salary: $65,000 – $75,000
