Director Preconstruction

As Director Preconstruction, you'll oversee departmental preconstruction operations for mechanical projects, leading estimating teams to produce accurate budgets, proposals, and value engineering solutions that win work and ensure profitability. Manage complex pursuits from conceptual design through bid, partnering with clients, architects, engineers, and internal stakeholders to mitigate risks and deliver high-quality plans for HVAC, plumbing, and controls installations. Duties and Responsibilities

Direct preconstruction processes, including detailed estimating, budgeting, scheduling, and value engineering for commercial mechanical projects.

Mentor and manage preconstruction staff, assigning workloads and ensuring high standards of accuracy and timeliness.

Lead bid coordination, subcontractor/vendor solicitation, and proposal development to meet client requirements.

Perform risk assessments, constructability reviews, and cost control strategies during preconstruction phase.

Collaborate with project operations, service teams, and executives on project handoffs and lessons learned.

Track market conditions, historical costs, and industry trends to improve estimating practices.

Support business development through client presentations and strategic pursuits.

Supervisory Responsibilities Yes – Supervise and develop a team of preconstruction managers, estimators, and support staff; handle performance reviews, training, and resource allocation.

Requirements/Qualifications

Experience : 10+ years in preconstruction/estimating for HVAC/mechanical construction, including 5+ years in director-level or similar leadership role with multi-project oversight.

Education : Bachelor's degree in Construction Management, Engineering, or related field; relevant certifications preferred.

Physical Demands : Office-based with occasional travel/site visits; standard office requirements (sitting, computer work, light lifting).

Work Environment/Safety : Professional office environment; site visits require adherence to safety protocols and basic PPE.

Required Skills

Estimating tools (e.g., OST, Bluebeam), value engineering, proposal writing.

Team leadership, risk management, subcontractor negotiation.

Client/partner collaboration, budgeting, sustainability considerations.

Proficiency in Microsoft Suite, project management software.
