Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy targets, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, and managing lease signing.
Inspect apartments before move‑in, coordinate maintenance for any outstanding items, and ensure move‑in ready condition.
Stay informed about market and competitor conditions, and implement short‑ and long‑term marketing plans to sustain occupancy.
Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific plans.
Use the on‑site property management software (OneSite, Yardi, etc.) to track availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure show units meet company standards by inspecting, merchandising, and maintaining a physically appealing environment.
Follow up with prospects and new residents to secure satisfaction through e‑mail, thank‑you notes, cards, or calls.
Support lease renewal program by preparing renewal letters, meeting with renewing residents, and ensuring timely signing of renewal documents.
Respond promptly and courteously to resident and client/owner concerns, documenting and conveying requests to the appropriate personnel.
Required Licenses or Certifications
All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions.
Push, pull, lift, and carry up to 25 lbs independently and 50 lbs with assistance.
Travel occasionally to assist other properties, attend training, or meet with business partners.
Work a flexible schedule, including calls during evenings, weekends, and holidays.
Hourly rate: $20.00 – $22.00 per hour.
Additional Compensation
Corporate Positions: potential quarterly/annual bonus based on individual and company performance.
Onsite Property Positions: potential weekly, monthly, or quarterly bonus programs.
