Job Description Summary Greystar Seattle is growing! To ensure top‑tier resident and client satisfaction, we are interviewing qualified Regional Manager candidates for an upcoming opening. This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. The Regional Property Manager develops and implements effective property management strategies, ensures high tenant satisfaction, optimizes financial returns for property owners, coordinates and leads property management teams, collaborates with various stakeholders, and maintains a strong understanding of real‑estate market trends.

Key Responsibilities

Ensure that the portfolio and individual communities meet operational, financial, and business performance goals through property inspections, financial and market reporting, and appropriate action plans.

Collaborate with community managers and regional support services leaders to improve asset and team performance.

Own and implement local and national operational initiatives, championing change and ensuring adoption of revised protocols at all properties.

Oversee and manage budgets, ensuring financial targets are met or exceeded.

Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.

Foster positive relationships with tenants and address concerns promptly.

Implement tenant retention programs to minimize turnover and vacancy rates.

Collaborate with leasing teams to develop and execute effective marketing strategies.

Ensure optimal occupancy rates through targeted leasing efforts.

Oversee maintenance programs to keep properties well‑maintained and regulator‑compliant.

Maintain appearance and physical standards through routine site and safety inspections, communicating necessary capital requests.

Implement preventative maintenance plans to extend asset life.

Stay current with local, state, and federal regulations affecting property management.

Ensure properties comply with all relevant codes, laws, and regulations.

Identify and mitigate potential risks and ensure appropriate insurance coverage.

Conduct market research to identify improvement opportunities and stay ahead of trends.

Basic Knowledge & Qualifications

Bachelor’s or Master’s degree in Business, Real Estate, or related field (preferred).

Proven leadership experience managing diverse properties.

Proficiency in property management software (preferably Yardi and/or Real Page) and standard office applications.

Strong financial acumen and analytical skills.

Excellent communication and team‑management skills.

In‑depth knowledge of real‑estate laws, regulations, and market trends.

Ability to create and manage stakeholder relationships.

Minimum three (3) years of relevant experience.

Specialized Skills

Real‑Estate license required in specific markets (otherwise preferred).

Industry certifications (e.g., CPM, CAPS, CAM) preferred.

Third‑party property management experience required.

The annual range for this position is $120,000.00 - $150,000.00.

Additional Compensation

Corporate Positions: Eligible for quarterly or annual bonus programs based on individual and company performance.

On‑site Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
