Compliance Specialist (Contract)

will be a key member of the Willets Point New Development team, ensuring that all project operations meet applicable federal, state, and local compliance requirements, including affordable housing regulations, funding program guidelines and internal company policies. This role will work closely with the development, property management, and legal teams to maintain rigorous compliance standards and ensure timely, accurate documentation throughout the project lifecycle.

Responsibilities Regulatory & Program Compliance

Ensure compliance with affordable housing program requirements, including but not limited to HPD, HDC, LIHTC, and other funding sources.

Monitor adherence to all contractual, regulatory, and programmatic obligations for the Willets Point development.

Maintain current knowledge of changes in housing and development regulations.

Documentation & Reporting

Prepare, collect, review and submit certifications, and supporting documentation for various oversight agencies.

Maintain detailed and organized records of all compliance activities, approvals and correspondence.

Resident Eligibility & Leasing Compliance

Work with the compliance managers to ensure proper screening, income verification and certification of residents in accordance with program guidelines.

Perform all file qualification functions of a lease‑up.

Internal Collaboration & Communication

Partner with compliance team peers, compliance admins and others as required to meet lease‑up goals and targets.

Primary contact with applicants. Will perform tasks within Housing Connect 2.0, Affordable Rent Café and Yardi.

Compensation The anticipated base salary range is $75,000 – $80,000. Actual base salary within this range will be determined by several components including but not limited to the individual's experience, skills, qualifications and market factors. This position is contract‑to‑hire, with the possibility of full‑time employment upon successful completion of the contract period.

Qualifications

Availability to work in‑office (5 days a week).

Bachelor’s degree in Public Administration, Urban Planning, Real Estate, Business or a related field preferred.

Minimum 3–5 years in compliance, affordable housing or property management within a real estate development or management environment.

Strong working knowledge of affordable housing programs (LIHTC, HUD, HPD, HDC, etc.) and associated compliance requirements.

Experience preparing compliance reports, audits, and regulatory filings.

Exceptional attention to detail, organisational skills and ability to manage multiple priorities under tight deadlines.

Strong written and verbal communication skills, with the ability to present complex information clearly.

Proficiency with Microsoft Office Suite; experience with compliance tracking systems preferred.
