
Senior Real Estate Analyst

About Your Role
You will be responsible for developing and incorporating spatial analytics techniques into Dollar Tree’s existing real estate planning and new store site selection process. The position will serve as a key player in growing our Dollar Tree store base by hundreds of new stores each year and analyzing our existing fleet of 9,000+ stores in North America. You will use and enhance the Dollar Tree Sales Forecasting process to provide sales and cannibalization projections, develop Market Optimizations to guide our Real Estate team to open high‑performing stores, and derive market insights using the latest tools in data analytics. Furthermore, you will operate as a Team lead for a geographic region, assuming responsibilities in reviewing reporting, aiding in projects, overseeing regional FAT production, and monitoring the Market Optimization schedule.
Act as Team Lead guiding one and/or two junior level analysts.
Lead onboarding for new analysts: train in sales forecasting, location analysis, market optimizations, and relevant systems.
Act as first reviewer for reporting, market optimizations, site analysis, and P&L adjustments.
Partner with other analysts on team to develop, plan, execute, and implement value‑add projects.
Develop and deliver advanced reporting, and effectively communicate conclusions to manager.
Generate advanced reporting on areas such as cannibalization and competitive impacts to senior management.
Leverage dashboarding tools such as Power BI and ESRI to effectively visualize data.
Use reporting tools to discover insights leading to an increased understanding of store and/or market performance.
Build, maintain, and refine Alteryx modules to automate reporting and deliver ad‑hoc data requests.
Serve as subject‑matter expert on customer mobile data visualization as it relates to trade area delineation and cannibalization potential of existing stores.
Build, maintain, and refresh predictive models via regression analysis.
Intimately understand the existing regression models used for projecting sales in assigned region and how certain variables and site characteristics impact performance.
Update existing forecasting models annually to refine the regression variables and/or coefficients and/or develop new models to account for changing markets and new statistically significant performance variables.
Serve as a store‑level profit and loss (P&L) expert.
Study store and market performance to become an expert in current store P&L metrics, and identify trends, opportunities, and challenges facing store‑level P&L.
Use P&L analysis to forecast margin and expenses of prospective real‑estate projects.
Support Portfolio Management Team.
Serve as subject‑matter expert on asset write‑downs and sales recapture for closing store locations.
Assist in financial scenario analysis of potential store closings.
Ensure REC closing presentations are financially accurate and meaningful to executive team.
Act as lead analyst in an assigned territory.
Generate sales and enterprise profitability projections for new/relocating/expanding stores via thorough analyses involving the use of sales forecasting models.
Work closely with Real Estate, Operations, Asset Protection, and Sr. Management in developing Market Optimization strategies to determine the optimal deployment of stores in a market.
Perform post audits of sales forecasts to continuously improve the forecasting process.
Gain market/site intelligence through research and by working closely with the Real Estate Department.
Foster a strong working relationship between the Finance and Real Estate departments.
Visit existing stores and potential new store locations to understand the factors impacting sales.
Prepare ad‑hoc real‑estate analyses and mapping requests for senior management.
Assist Real Estate in fully leveraging GIS applications through training and day‑to‑day interaction.
Required Skills and Experience
Bachelor’s degree in Finance, Business, Geography, Statistics, or other quantitative discipline.
4+ years of related experience.
Willingness to travel (10%).
Experienced in Site Location Research and sales forecasting in a retail environment.
Experienced with ESRI or other GIS software.
High proficiency in Microsoft Excel and databases.
Experience with Alteryx.
Strong analytical and problem‑solving skills with ability to effectively manage large amounts of data.
High level of initiative, willingness to assume responsibility, and ability to multi‑task while meeting multiple deadlines.
Attention to detail.
Preferred (Desired) Qualifications
Master's degree in Finance, Business, Geography, Statistics, or other quantitative discipline.
Knowledge of and experience with statistical analysis and regression‑based modeling.
Previous experience with R statistical software.
Previous experience with Power BI.
Previous experience with other advanced statistical software and analytic techniques.
