Job Summary The role of a KeyCity Property Management Leasing Consultant requires high energy, a burning desire to make a real difference in people’s lives and a commitment to anticipate and exceed the expectations of our residents and customers. This diverse role combines sales, customer service and marketing to lease apartment homes and build excellent relationships with guests and residents. The ideal candidate will be proactive in anticipating and exceeding expectations in all areas of the Leasing Consultant role.
Conduct all business in accordance with company policies and procedures. Fair Housing, Americans with Disabilities Act, Fair Credit Reporting and all other laws pertaining to apartments.
Essential Duties & Responsibilities Leasing
Successfully sell property's products and services to prospects.
Maintain thorough product knowledge of the property, sister properties and competitors.
Assist Community Manager in developing and implementing effective marketing strategies to increase property traffic and internet leads.
Generate qualified traffic by cold call, direct email, business outreach, locator/realtor solicitation, and other lead generation activities.
Use excellent phone etiquette (speaks clearly and concisely) to convert phone calls to tours, property tours to leases, and internet leads to tours and/or leases.
Ensure guest cards are complete, entered into the property management software, and follow‑up procedures are completed for every prospect.
Ensure leasing office, tour path, vacant apartments, amenities and overall curb appeal of the community are pleasing to all senses and impeccably clean; perform spot clean to maintain the high standard of KeyCity Property Management.
Resident Relations
Develop and maintain first‑class customer service relationships with prospects and residents.
Manage and resolve resident concerns.
Monitor outstanding work orders and constantly communicate with maintenance staff to ensure a 24‑hour guarantee.
Plan, organize and conduct resident functions as needed and as directed by Community Manager.
Complete market survey as directed by Community Manager.
Manage resident deliveries, packages and services; assist residents with retrieving packages, dry cleaning, and other deliveries.
Follow up on work orders and services to ensure resident satisfaction.
Administrative
Accurately prepare and be thoroughly knowledgeable with all lease‑related paperwork, from the application process through move‑out (including processing applications, preparing move‑in information, lease files, renewal letters and leases, completing brochures, completing move‑out requests, and other related forms).
General clerical assistance including answering phones, taking messages, managing facilities/work orders in the property management software, filing, and ordering office supplies.
Complete leasing reports as required.
Meet closing and telephone conversion ratio goals.
Required Education, Training And/or Experience
High School Diploma or equivalent required.
Specific Skills Or Knowledge Requirements
Strong professionalism, communication and people skills.
Adaptability, ability to understand and meet the needs of clientele with different backgrounds.
Self‑motivated, ability to be resourceful and creative to drive traffic during slow periods.
Superior sales skills.

Computer skills, Microsoft Word, and knowledge of Internet, Email and Social Media as it pertains to marketing of community.

Required Equipment
Employee must maintain reliable transportation daily, valid driver's license, and valid vehicle insurance.

Required Work Hours This position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the community staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. Position requires the ability to serve on‑call, as scheduled or as necessary.
Typical Physical Demands Regularly required to sit and stand for several hours at a time, to climb up and down stairs several times each day, and to lift no more than 5 pounds with ease. Leasing and management employees must be able to use the hand and arm regularly for writing and/or typing. Leasing and management employees must be able to prepare the necessary paperwork and leave the office to show apartments to potential residents to be considered able to perform a substantial amount of the regular job responsibilities.
Typical Mental Demands Must be able to read and write the English language in a professional, legible manner to complete job assignments. Must possess and be able to use and apply common sense understanding and use good judgment daily. Must be able to work well with others. Must be able to handle stressful, urgent, diverse situations in a calm and reasonable manner. Must possess excellent interpersonal skills, emotional stability, and personal maturity.
Working Conditions Typically, in an office, sedentary setting or outdoor environment. Position requires travel for property errands or training classes. Possible to work long hours and odd schedules (weekends) to fulfill job duties.
