The Leasing Agent serves as the company's primary sales representative for prospective residents, responsible for driving occupancy through consultative selling, relationship building, and lease conversion.

Responsibilities

Drives leasing performance by responding to and following up on inquiries from prospective residents across inbound and outbound channels. Conducts discovery conversations to understand prospect needs and preferences, presents available homes in a compelling and tailored manner, overcomes objections, and closes leases. Maintains an active pipeline of prospective residents and manages follow-up activity to maximize conversion rates and occupancy.

Negotiates lease offers and clearly presents lease terms to prospective residents. Executes and explains leases and related documents to incoming residents. Conducts all leasing activities in compliance with applicable laws and Fair Housing regulations to maximize occupancy and minimize vacancy loss.

Partners with internal stakeholders (e.g., underwriting and lease writing teams) to move applicants efficiently through the leasing process. Maintains current knowledge of inventory, pricing, market conditions, and company policies and procedures to position the company competitively in every sales interaction.

Requirements

High school diploma or GED equivalent required

Minimum three (3) years of sales or customer-facing sales experience required

Leasing, real estate, or property management experience preferred

State Real Estate License required

Demonstrated sales ability including prospecting, needs discovery, persuasive presentation, objection handling, and closing

Strong influence and negotiation skills with the ability to build rapport quickly and guide prospects toward a decision with confidence

Excellent verbal and written communication skills, including active listening and the ability to tailor messaging to individual prospective needs

Strong relationship management and customer service orientation with a genuine drive to deliver exceptional resident experience

Results-oriented with a sense of urgency; motivated by performance metrics and conversion outcomes

Working knowledge of Microsoft Office (Excel, Word, Outlook) required

Compensation Earn a base rate of $25.00 per hour. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience. This position is eligible to receive monthly bonus payments.

The company provides 9 paid holidays per year, and, upon hire, new employees will accrue paid time off (PTO) at a rate of 0.0577 hours of PTO per hour worked, up to a maximum of 120 hours per year.
