About the Role This is not a role where you wait to be told what to do next. You’ll own a portfolio of single-family and small multi-family rentals across the Wilmington market – but unlike most PM jobs, you won’t be doing it alone. You’ll be backed by a dedicated leasing agent, a maintenance coordinator, and in‑house maintenance technicians, so you can focus on what matters most: owner relationships, portfolio performance, and keeping things running smoothly. You’ll report directly to ownership, which means quick decisions, real autonomy, and direct impact. We run on AppFolio and well‑defined workflows – your job is to execute and improve them, not build them from scratch. The team is genuinely collaborative, and we hold each other to a high standard without the politics.

What You’ll Own
Day‑to‑day management of a residential portfolio – owner communication, lease renewals, rent collections, and financial performance
Overseeing maintenance coordination through your maintenance coordinator and in‑house technicians – you direct; they execute
Leasing oversight in partnership with your leasing agent – market analysis, pricing decisions, application review, and move‑in
Property condition evaluations – both scheduled and as‑needed
Compliance and lease enforcement, including security deposit processing within NC‑mandated timelines
Monthly review of operating statements; flagging issues and recommending action
Setting the standard for service quality across your team
Have managed a residential portfolio largely on your own and are excited by what you could do with actual team support behind you
Communicate proactively – owners and tenants hear from you before they have to ask
Know NC landlord‑tenant law well enough to make confident decisions without looking everything up
Are comfortable in AppFolio (or a comparable platform) and pick up new software quickly
Can manage competing priorities without dropping balls – you’re organized by nature, not by reminders
Work well without micromanagement and actually prefer it that way
Requirements
Active NC Real Estate License – Required
3+ years residential property management experience – Required (single‑family strongly preferred)
Proficiency in AppFolio or similar property management software
Experience with LeadSimple or comparable task/workflow tools
Valid NC driver’s license and clean driving record
Strong written communication – you’ll be the voice of the company to owners and tenants
