to lead field operations for Phase II of a 425+ unit, high-rise multifamily development in Philadelphia (8- and 16-story towers) featuring premium amenities including rooftop pools, fitness centers, fire pits, and co-working spaces. Target completion: 2027. Position
Reporting to the Senior Project Manager, the Superintendent is the senior on-site leader responsible for daily field execution, subcontractor coordination, quality control, safety enforcement, schedule management, and site logistics. This role demands strong leadership, accountability, and a commitment to delivering best-in-class construction standards. Responsibilities
Lead all on-site construction activities for a ground-up high-rise multifamily project. Ensure strict adherence to plans, specifications, and quality standards. Drive schedule performance, protect critical path milestones, and execute look-ahead planning. Coordinate trades, shared resources (crane/hoist), and subcontractor sequencing. Maintain inspection-ready jobsite conditions and enforce safety protocols. Oversee site logistics including deliveries, access, staging, utilities, and waste management. Proactively identify and elevate risks impacting schedule, cost, or quality. Manage general labor efficiently with a cost-conscious mindset. Maintain professional, organized, and resident-ready site conditions. Qualifications
5+ years of Superintendent experience in multifamily construction (high-rise preferred). Ground-up and/or adaptive reuse experience strongly preferred. Experience with tower cranes, core & shell, demo, and overbuild work ideal. Strong knowledge of construction processes, building codes, and safety standards. Ability to read and interpret plans and specifications. Proficiency in scheduling software and Microsoft Office. Strong leadership, communication, and organizational skills. Personal Skills & Attributes
