Ground-Up Development Underwriting: Proven ability to lead deals from initial underwriting through feasibility and go
o-go decisions, taking the front-end financial analysis off the founder’s plate and ensuring projects meet equity partner return hurdles. Strong Excel & Financial Modeling Skills: Advanced Excel chops are a must—building and maintaining detailed pro formas, capital stacks, and sensitivity analyses with robust templates across multifamily, hospitality, and medical office projects. Real Estate Finance Experience (2–4 Years): Hands-on commercial real estate underwriting, lending, or development finance experience, ideally with exposure to construction and bridge loans, with a preference for real asset deal involvement over paper CRE or general corporate finance. Responsibilities
Underwrite and build detailed financial models: Own the development and upkeep of Excel-based pro formas, sources and uses, capital stacks, and sensitivity analyses tailored for multifamily, hospitality, and medical office projects. Analyze project returns and feasibility: Dive into IRR, equity multiple, yield-on-cost, and DSCR metrics to rigorously assess deal viability, enabling smart go
o-go decisions early in the process. Conduct market research and due diligence: Lead the gathering and analysis of rent, cost, and sales comps to validate underwriting assumptions and sharpen investment theses. Collaborate cross-functionally: Partner closely with design, construction, and legal teams to confirm project assumptions, monitor budgets, and ensure financial targets are aligned across functions. Support investor and lender communications: Prepare clear, compelling investment memos, lender packages, and pitch materials that drive capital raises and smooth deal execution. $80,000 - $125,000 a year
