LV Property Management is seeking a Property Manager with excellent leadership and customer service skills to manage two communities in Rockford, Illinois.
As a Property Manager, you will take the lead on daily operations for a 152‑unit and a 54‑unit market‑rate property in Rockford, IL. You will be responsible for driving occupancy, improving resident satisfaction, managing an onsite team, and ensuring that the community runs efficiently and in line with company standards and budgets.
Responsibilities
Establish and maintain positive relationships with residents, addressing concerns, inquiries, and requests promptly and professionally.
Implement strategies to improve occupancy, resident retention, and satisfaction.
Manage day‑to‑day operations while focusing on occupancy, rent collections, and budget management.
Assist residents in understanding rental obligations and offer support for financial management if needed.
Monitor and manage the property's budgets, ensuring all expenses are within approved limits.
Collaborate with accounting and finance departments to ensure accurate record‑keeping and financial reporting.
Manage an Assistant Property Manager, 2 Maintenance Technicians, contractors, and vendors to obtain competitive bids and select reliable service providers.
Maintain consistent and detailed records of maintenance activities, expenses, and warranties.
Conduct regular inspections of the property to identify needs and address them promptly.
Assist with the preparation and submission of required reports, documentation, and certifications.
Along with the Leasing Specialist, oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility.
Organize events, fostering a sense of community, and addressing resident needs.
Requirements
3+ years' experience in residential Property Management required.
Bilingual in English and Spanish a plus.
Bachelor’s degree a plus.
Familiarity with local, state, and federal regulations.
Engaging interpersonal skills with ability to positively interact with tenants, staff, and stakeholders.
Ability to multi‑task, prioritize responsibilities, and meet deadlines in a fast‑paced environment.
Aptitude for identifying and resolving issues related to resident concerns, property maintenance, and regulatory lease compliance.
Basic knowledge of budgeting, financial reporting, and rent collection procedures.
Competency in using property management software, spreadsheets, and other relevant tools for documentation and reporting.

Compensation and Benefits
$60,000+ base salary, depending on experience, plus generous quarterly bonuses, a year‑end bonus, and affordable benefits.
