Job Summary This position sits within the Equinix Global Design and Construction team (circa 300 people) who deliver over 70 projects globally per year (in excess of $4 Bn annual capex). The primary focus of the role is commercial management oversight across Equinix’s portfolio major expansion construction projects throughout AMER. The position works closely with other internal project teams, including Design, Construction, Procurement (including Major Capital Equipment Purchasing), Finance, PMO, Legal and Corporate Development. The role provides both strategic and day‑to‑day commercial leadership focused on cost efficiency, financial governance, risk mitigation, and ensuring strong commercial performance across a fast‑growing portfolio. The project site is situated in Hampton, Georgia. Applicants within a maximum of two hours’ flight time from the site will be considered. Successful candidates are expected to attend on‑site once a month, with flexibility required during key project milestones.
Responsibilities Pre‑Contract
Procurement of third‑party consultants including Design, Commercial and Pre‑Construction Services
Development of detailed Request for Proposals (RFP) and service deliverables for the commercial management services
Day‑to‑day management of third‑party commercial consultants to ensure deliverables are met in a timely manner and to a high standard
Develop and implement General Contractor (GC) and supplier procurement strategies in partnership with Construction Management
Partner with Legal and Procurement COE to prepare, negotiate, and finalize GC contracts
Provide market intelligence, including cost indices, supply chain insights, benchmarking data, and regional construction trends
Prepare budgets across all design stages (feasibility through funding), including detailed cost modeling, benchmarking, and executive‑level presentations
Advise on cost‑effective design and delivery strategies supported by clear cost comparisons
Identify regional commercial risks and develop practical mitigation strategies
Ensure all project cost data aligns with the Equinix Work Breakdown Structure (WBS)
Lead Value Engineering (VE) efforts with cost‑supported recommendations for decision‑making
Prepare annual and quarterly cashflow forecasts for active and pipeline projects
Prepare and oversee monthly reporting on budget, cashflow, risk, and change management
Post‑Contract
Day‑to‑day management of third‑party commercial consultants to ensure deliverables are met in a timely manner and to a high standard
Monitor adherence to budget across the project lifecycle, including cost reviews, VE opportunities, and evaluation of alternates
Oversee commercial change management, including pricing, evaluation, negotiation, and approval processes
Report monthly and quarterly on regional project portfolio cashflow
Provide Construction in Place (CIP) data to Finance
Lead commercial risk management including audits, contingency tracking, and mitigation actions
Prepare and oversee monthly cost reports covering budget, cashflow, risk, and commercial change
Monitor the financial close‑out on all projects including settlement of all vendors
Prepare lessons‑learned cost analysis and detailed WBS‑based outturn cost reporting
Qualifications Bachelor’s degree in construction, business, finance or related field, or equivalent experience. Proven senior‑level experience in Commercial Management or Project Controls leadership.
Demonstrated mission‑critical facility experience, strong preference for data center experience
Working knowledge of mission‑critical MEP expertise
Preference for campus project experience
Preferably RICS accreditation
Detail oriented, with accurate input and proofreading skills
Ability to handle multiple tasks in a fast‑paced environment
Strong business acumen
Strong written and verbal communication skills
Strong sense of accountability, ownership and urgency
Strong Excel, Power BI, Cost Management Tool skills and experience
Pay Range United States – Atlanta 1 Field Office: $136,000 – $204,000 USD / Annual United States – Chicago Office CHO: $150,000 – $224,000 USD / Annual Our pay ranges reflect the minimum and maximum target for new hire pay for the full‑time position determined by role, level, and location. The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job‑related skills, experience, and relevant education and/or training. The targeted pay range only reflects base pay and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
