Under general supervision, to prepare, set up for repair/maintenance of water, sewer, gas lines in resident manors, residential buildings, community facilities and outside buildings; performs related work as required. Work involves regular contact with other departments, divisions, and residents. Essential Functions:
Dresses out water heaters and prepares them for installation and delivers them to site. Supplies skilled workers with materials, tools, machines and/or equipment and cleans working area. Assists in the operation of sewer line cleaning equipment, unclogging stoppages, and repair/replacement of water and sewer service lines. Performs minor repairs to pipes, valves and assists in a variety of maintenance laboring tasks as directed. Drives a truck and maintains a truck inventory of materials and supplies. Works effectively with co-workers, customers and others by sharing ideas in a constructive and positive manner; listens to and objectively considers ideas and suggestions from others; keeps commitments; keeps others informed of work progress, timetables and issues; addresses problems and issues constructively to find mutually acceptable and practical business solutions; addresses others by name, title or other respectful identifier, and; respects the diversity of our work force in actions, words and deeds. Regular Attendance Required. All duties performed on site for the Community. Non-Essential Functions:
Maintains basic records of material and work performed. Assists skilled workers in a variety of semi-skilled tasks. Maintains job site and/or work area in safe and orderly manner. Washes and cleans tools and equipment. Equipment Operated:

While performing the duties of this job, the employee is exposed to dust, dirt, equipment and solvent fumes, normal outdoor elements, inside resident manors and community facilities. Desirable Qualifications:
Graduation from high school and some experience in plumbing work or equivalent combination of education and experience that produces the following: Knowledge of the occupational hazards and safety precautions of the job Knowledge of the principles, practices, tools and equipment of the plumbing trade. Knowledge of the laws and regulations regarding plumbing and sewer systems. Ability to read and write work-related job instructions in English. Ability to learn basic electrical procedures and safety precautions. Ability to operate equipment that requires a high degree of manipulative skill. Ability to work from sketches and diagrams, to understand and carry out oral/written instructions. Ability to maintain records and prepare reports. Ability to communicate effectively with others in English. Ability to understand and relate to the needs and concerns of senior citizens. Ability to establish and maintain effective working relationships with other employees and residents. Ability and agility to sufficiently perform routine or heavy manual tasks. Ability to pass respiratory pulmonary function test. Ability to pass qualitative and/or quantitative respirator fit test. Skill in the use and care of tools and equipment used in the plumbing trade. Special Requirements:
Possession of a valid California Driver's License. Physical Requirements:
While performing the duties of this job, the employee is frequently required to talk, hear, and to use hands to finger, grasp, kneel, pull, push, stoop, balance, climb, crouch, lift and carry up to 100 lbs. The employee is regularly required to walk for periods of up to 6 hours. The employee is occasionally required to carry, kneel, pull, push, stoop, and work on ladders up to 8 feet.
