Market Specialist
If you are interested in working with an Agency that effectively delivers housing and other services in the community, are experienced in property management or affordable housing and have a record of providing exceptional customer service, then you should submit your application for this rewarding opportunity. In this position, you will perform periodic market analyses, obtain information on rents for recently rented units to determine the actual market rent for comparable units, assist with owner outreach, and identify rental market areas with gross rents greater than the Agency-determined payment standard and/or the HUD-published Fair Market Rents in the Agency's jurisdiction. In addition, you will process Requests for Tenancy Approvals (RFTAs) ensuring rent amounts requested by owners meet rent reasonableness requirements, and are processed within prescribed time frames. You will also process all changes to the Housing Assistance Payment Contracts such as requests for rent adjustments and changes in lease requirements governing resident or owner responsibility for utilities and/or appliances. As a Market Specialist, you will prepare and distribute notices of rent adjustments, evaluate proposed contract rent for rent reasonableness, and negotiate contract rent amount with property owners. The ideal candidate for this position will have a High School diploma or equivalent certificate of High School Achievement (GED) and at least two years' experience in the rental housing market. This position also requires possession and maintenance of a valid California Driver's License.
