
Residential Construction Superintendent

The Residential Construction Superintendent oversees all phases of residential construction projects from planning to completion. This includes managing on-site operations, coordinating subcontractors, ensuring adherence to project timelines, and maintaining safety standards. The Superintendent is responsible for delivering high-quality homes on schedule and within budget, ensuring client satisfaction.
Responsibilities and Duties
Supervise all on-site construction activities, including scheduling, planning, and coordinating work
Ensure projects are completed on time, within budget, and to the specified quality standards
Coordinate and communicate with project managers, architects, engineers, and other stakeholders
Review project plans and specifications to ensure all work is performed in accordance with approved plans
Manage and lead on-site construction teams, including subcontractors and laborers
Conduct pre-construction meetings with clients and trades
Provide guidance, training, and support to team members
Foster a positive and productive work environment
Conduct regular site inspections to ensure quality and compliance with building codes and standards
Communicate daily with trade to ensure they are on schedule
Schedule city inspections
Address and resolve any issues or deficiencies promptly
Maintain detailed records of work performed and inspections conducted
Implement and enforce safety protocols and procedures to ensure a safe working environment
Manage the procurement and delivery of materials and supplies
Coordinate equipment and labor needs for each phase of the project
Monitor and control inventory to prevent delays
Maintain open and effective communication with clients
Address client concerns and requests promptly and professionally
Provide regular updates on project status
Maintain accurate project documentation, including daily logs, progress reports, and change orders
Prepare and submit reports to the project manager and other stakeholders as required
Ensure all documentation is complete and filed appropriately
Other duties as assigned
Qualification Requirements
Education: minimum High School, prefer four-year degree
Experience: Position requires a minimum of 5 years’ experience in residential construction or related field. Must have a thorough knowledge of all aspects of residential projects. Must understand all applicable building codes, OSHA regulations and all governing standards
Must be able to read and interpret blueprints and technical drawings
Strong problem-solving skills and attention to detail
Must be proficient in Microsoft Office, Project, plan take-offs, project budgets and estimating
Must have strong scheduling skills
Excellent written, oral and reading communication skills to accurately obtain, interpret and transcribe a variety of communications and instructions
Excellent interpersonal skills and the ability to adjust and interact with all levels of personnel
Must have a valid driver’s license and reliable transportation
Must be able to pass a background check and drug screening
Applicants must have a stable work history, strong professional references, and the ability to successfully pass a background check and a 4‑panel substance screening
