About The Role POAH Communities is seeking a creative, driven

Community Impact Manager

to lead POAH Communities’ Community Impact efforts on site. The Washington at Woodlawn Park comprises sixteen vintage apartment buildings in the Woodlawn and Washington Park neighborhoods. In the aftermath of the real estate crash, POAH worked with the City of Chicago and Mercy Portfolio Services to invest HUD Neighborhood Stabilization Funds in the acquisition and renovation of eleven walk-up buildings that were vacant and in disrepair. The Community Investment Corporation provided construction and permanent financing and POAH worked with Elevate Energy to install solar thermal panels and other energy efficiency measures in the building. POAH acquired another five troubled buildings throughout the neighborhood in the subsequent years and refinanced the 16-building portfolio in 2017 to streamline financing costs, secure long-term project-based rental assistance, capitalize repairs, and invest further in the quality of life and curb appeal at the buildings.

About Your Impact Reporting to the VP, Community Impact, and working closely with property management and Community Impact teams, the

Community Impact Manager

will be responsible for developing and managing community engagement and impact strategy. The strategy will seek to create opportunity and empower residents in POAH Communities’ strategic outcome areas: housing stability, health, education, financial stability, employment and community engagement.

Lead community assessment and engagement process, to include household level surveys, stakeholder engagement and strategic planning and implementation

Work collaboratively and creatively to develop relationships with a variety of non-profit organizations and public entities, including direct service organizations, community development groups, local colleges and universities, public officials and more

Develop strategy for engaging resident feedback and community input, including focus groups, community outreach events, engagement with local stakeholders

Identify or create leadership development, capacity building and community engagement opportunities for returning and new residents

Utilize relationships with organizations and public entities to develop programs, partnerships, referrals and creative opportunities for resident success.

Identify promising programs or opportunities for seniors, youth and families in the community

Develop and implement supportive service programming in collaboration with residents, site staff & management and local community service providers

Establish goals, track and measure progress; analyze and use resident and program data as the basis for continuous improvement

Compile and analyze resident and property data to identify unique needs, trends and opportunities

Lead team in establishing goals, and tracking and measuring progress

Coordinate among providers to help residents access services and supports

Collaborate and coordinate with Property Management team to ensure residents remain stably housed and in compliance with lease terms.

Continuously review and analyze performance indicators, assist in the assembly and presentation of performance data for a variety of stakeholders

Serve as primary point of contact for POAH Communities’ Community Impact program for assigned property/portfolio.

About You

College Degree preferred; degree in social services, urban planning, public health, human services, or community development preferred

At least four years of relevant experience required

Knowledge of resident services “best practices” and/or experience in comparable community development or human services field

Familiarity with property management in affordable rental housing

Ability to manage data and conduct basic data analysis

Possess strong oral and written communication skills

Proven success in building and sustaining strong relationships with team members, partners and community stakeholders

Resourceful in solving problems and maximizing resources

Basic proficiency in the use of computers including Word, Outlook and Excel

Ability to work periodic overtime and flexible hours required, including weekends and evenings
