Position Summary The Property Preservation Specialist is responsible for monitoring preservation work actions and communication associated with a portfolio of assigned assets, whether occupied or vacant. The role will oversee, monitor, and manage preservation activities that preserve the property while identifying and addressing all health and safety issues at the property for resolution through the preservation vendor. The specialist works closely with preservation vendors to ensure estimates are received and all work is completed in a timely manner. This position ensures workflow monitoring, vendor engagement, vendor retention, vendor communication, and adherence to all related company policies, timelines, and deliverables.
Essential Duties and Responsibilities
Communicating with vendors to protect and preserve vacant properties across all coverage areas.
Scheduling preservation on vacant properties that range from inspections and general yard maintenance to full rehabilitation of properties.
Communicating with municipalities to problem‑solve a variety of potential situations (violations, neighbor complaints, property exposure, etc.).
Working closely with a vendor network to ensure preservation is completed on time and costs are within industry standards.
Reviewing all aspects of inspection and property preservation and engaging vendors to maintain these services.
Reviewing property damages and any received bids and photos from vendors to ensure requested or needed work is performed.
Maintaining accountability of vendor quality of work and management of timelines.
Remaining in contact with vendors so that vacant properties are winterized, secured, and the lawn is maintained.
Continuing to update property status and notes within the Aremco system(s) of record regularly.
Complying with all Aremco policies and procedures as well as all necessary GSE policies and procedures.
Performing other duties as assigned.
Minimum Qualifications (Knowledge, Skills, and Abilities)
High School Diploma.
Knowledge of construction, preservation, REO, and property management preferred.
Bachelor’s degree in a business‑related field is a plus.
Ability to develop and maintain strong professional relationships internally and with vendors.
Demonstrated multitasking and organizational administrative skills.
Attention to detail and quality performance.
Verbal and written communication, emphasizing negotiation and follow‑up skills.
Analytical and problem‑solving abilities.
Computer aptitude and working knowledge of Microsoft Excel, Word, and other standard office applications and software.
Ability to work independently while managing multiple assignments with tight deadlines.
Works well in a fast‑paced, high‑pressure environment with rapidly shifting priorities.
