About the Leasing Manager Position We’re looking for a talented & experienced leasing manager who will oversee activities related to apartment rentals, move‑ins and move‑outs, and lease renewals. The leasing manager will also market and directly interact with prospective and current residents to achieve maximum occupancy, ensure resident retention and client satisfaction.
Responsibilities
Ability to focus on the needs of others by listening, understanding, and showing empathy and respect.
Conduct training, facilitate regular meetings, and coach leasing consultants to achieve optimal performance.
Generate and qualify prospective residents, lease apartments, prepare lease documents, and complete move‑in paperwork and processes.
Review lease applications for accuracy and ensure payment is collected before forwarding to the property manager for approval.
Conduct outside marketing and employer outreach and review internet and marketing ads.
Perform marketing functions such as identifying target market, developing and implementing marketing plans, and coordinating, qualifying, and updating advertisements.
Maintain accurate and detailed records of traffic activity by entering it into the computer.
Translate phone traffic into scheduled appointments with prospective residents for property tours.
Follow up with prospective residents via phone, mail or email.
Orient prospective and current residents to the property.
Process renewal paperwork and ensure it is delivered to current residents monthly.
Create and maintain resident files, including reviewing move‑in paperwork with new residents.
Ensure all open and close procedures are completed daily.
Ensure model apartments are in touring condition at all times.
Coordinate move‑in/out schedules with the maintenance team and inspect apartments prior to resident move‑ins.
Assist with processing work orders for residents and ensure they are completed in a timely manner.
Shop competitors and complete weekly market survey.
Assist with planning and implementing resident activities to increase retention.
Provide excellent customer service to prospective and current residents and promote a quality living experience for all.
Promote positive resident relationships throughout their tenancy by responding promptly and accurately to requests.
Assist with managing resident issues, including neighbor disputes.
Inspect buildings and grounds to ensure safety and cleanliness, and alert maintenance to items that need repair.
Comply with all company policies, applicable health and safety rules and regulations, and applicable local, state, and federal laws.
Other duties as assigned.
Education & Experience
High school diploma required.
Minimum of one year of residential leasing and/or management experience required.
Prior experience with a revenue management system required.
Prior experience in Yardi or another equivalent property management system required.
Prior experience with customer reputation management tools required.
Skills & Requirements
Excellent customer service and interpersonal skills.
Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel).
Excellent interpersonal skills to communicate with all levels of management.
Sensitivity to confidential matters required.
Ability to work independently and prioritize effectively in a fast‑paced environment with a strong sense of urgency.
Ability to relay technical concerns accurately and quickly.
Proficient reading, writing, comprehension, and conversation in English.
Ability to use general office equipment (telephone, fax machine, printer, copier, key track system).
Strong organizational and time‑management skills.
Ability to defuse situations involving angry or difficult people.
Valid driver’s license, clean driving record, and current auto insurance required.
Must comply with all safety requirements.
Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
