Asset Management/Portfolio Management Analyst (or Senior Analyst) - Chicago.
Responsibilities
Create, maintain, and update financial pro-forma Excel & ARGUS models for individual assets and portfolios Assist in the development of annual operating budgets, business plans, and reforecasts Assist asset managers in the disposition process Gather and evaluate economic and market data Analyze potential leases and their financial impact on an investment Assist asset managers throughout the life cycle of the leasing process Assist in the preparation of investor reports Perform portfolio sensitivities on property acquisition/disposition opportunities Develop a working knowledge of leases, loan documents, partnership agreements, development agreements and other real estate investment related documents Assist asset managers in review of monthly financial packages and construction draws Support portfolio management team in the development, refinement, and ongoing tracking of asset-level and portfolio-level business plans Assist in evaluating portfolio-wide performance, including variance to budget, return metrics, and strategic objectives Assist in tracking key portfolio initiatives, milestones, and performance against business plan objectives Requirements
Bachelor’s degree in Business, Finance, Accounting, Economics, Real Estate, or a related field 1-3 years of relevant analyst experience in real estate, corporate finance or investment banking Strong financial modeling skills with advanced proficiency in Excel, including experience with cash flow modeling and joint venture structures (waterfalls a plus) Proficiency in Excel and PowerPoint; Argus Enterprise experience a plus Solid understanding of real estate financial concepts including DCF, NPV and cash flow analysis Highly detail-oriented with strong organizational and analytical skills Self-motivated with the ability to manage multiple priorities and meet deadlines in a fast-paced environment Strong written and verbal communication skills, with the ability to clearly present analysis and recommendations Experience with industrial real estate assets preferred Demonstrated ability to work effectively in a collaborative, team-oriented environment
