Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.
Key Responsibilities
Perform all sales and leasing activities to meet revenue and occupancy goals: greet and qualify prospects, conduct tours, process applications, credit and background checks, prepare leases, and ensure smooth move‑in.
Inspect apartments before move‑in, ensuring move‑in readiness and coordinating any needed maintenance.
Stay informed about market and competitor conditions, develop short‑ and long‑term marketing plans, and follow company policies on concessions and specials to boost occupancy.
Design and execute marketing activities to generate traffic, including resident referral, employer outreach, and internet marketing tools.
Use on‑site property management software to track availability, record activities, manage resident data, and capture demographic information.
Ensure show units meet company standards, inspecting marketing corridors, communicating maintenance needs, and merchandising units for daily leasing activities.
Follow up with prospects and residents to ensure satisfaction through email, thank‑you notes, calls, or other contacts.
Support lease renewal program: prepare renewal letters and packages, meet with residents before move‑out, and ensure timely signing of renewal documents.
Respond promptly and courteously to resident and client/owner concerns, taking action to solve problems or convey requests to appropriate individuals.
Required Licenses or Certifications
All state and local licenses or certifications required for the role.
Valid driver’s license for operating a golf cart on property.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Occasional travel may be required for training, meetings, or assistance at other properties.
Work flexible schedule, including evenings, weekends, and holidays as needed.
Compensation Hourly range: $20 – $22. Eligible for quarterly or annual bonus programs based on individual and company performance.
