Job Responsibilities
Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, and lease signing.
Collects all pertinent information from prospective residents at move-in and records it accordingly.
Stays informed about market conditions and collaborates with leadership to develop marketing plans to sustain occupancy; applies policies related to concessions and programs to boost occupancy.
Designs and executes marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs and online marketing tools.
Uses on-site property management software to track availability, leasing activities, and resident data for analysis and reporting.
Ensures show units meet company standards by inspecting tour paths, coordinating maintenance, merchandising show units, and preparing the leasing office for daily activities.
Follows up with prospects and new residents within 24 hours to ensure satisfaction and finalize lease decisions; documents all follow-ups and leads.
Supports lease renewals by preparing renewal letters, engaging renewing residents, and ensuring timely execution of renewal documents in accordance with the renewal playbook.
Responds promptly to resident and client/owner questions and coordinates with appropriate teams to resolve issues.
Demonstrates customer service excellence and participates in community events and outreach to drive traffic and referrals.
Completes various financial, administrative, and other reports as assigned.
Basic Knowledge & Qualifications
High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
1–3 years of relevant experience in sales, marketing, internet and customer service with ability to resolve issues and complete financial records.
Strong written and verbal communication skills; ability to explain apartment features and respond to questions.
Mathematical skills to process sales conversions.
Ability to apply sales skills, such as generating leads, presenting, qualifying prospects, and closing.
Specialized Skills
Licenses/certifications as required by state and local jurisdictions.
Valid driver’s license to drive a golf cart on property.
Proficiency in word processing, spreadsheets, property management applications, and database management.
Fluency in using the internet for marketing, advertising, and sales.
Ability to adapt to specific markets and professionals to tailor the sales message.
Travel / Physical Demands
Work may involve exposure to outdoor elements; ability to access all property areas.
Ability to push, pull, lift up to 25 pounds independently and 50 pounds with assistance; standing for extended periods.
Occasional local travel for meetings or market research; flexible schedule including evenings, weekends, or holidays.

Additional Compensation
Base salary plus eligibility for monthly, quarterly, or annual bonus programs depending on role and performance.
