Leasing Manager

As Leasing Manager, you'll be responsible for the leasing process across the Opportunity Funds’ portfolio of retail, industrial, and office assets; serving as the deal lead from initial prospecting through lease execution. Reporting to the VP of Asset Management, you'll work at the center of the asset management team and play a critical part in maximizing asset performance by ensuring alignment with pro forma revenue underwriting and investment objectives.

What You’ll Do Leasing Strategy & Execution

Lead the development and execution of property‑specific and portfolio‑wide leasing strategies for new and renewal deals across retail, industrial, and office product types.

Manage the performance of contracted leasing brokers, ensuring adherence to Asset Management’s policies and procedures.

Manage the leasing technology stack, to include but not limited to Yardi Deal Manager; the Winstead leasing portal; Yardi Forecast Manager for leasing assumptions; and GROW’s leasing dashboard.

Oversee internal and external marketing efforts related to Opportunity Fund assets.

Ensure leasing efforts are aligned with asset business plans, targeted hold strategies, and Fund return expectations.

Network with tenant rep brokers and repeat‑tenants in applicable markets to keep tenant prospect pipeline fresh.

Deal Structuring & Negotiation

Own the leasing process from initial inquiry through lease execution, including:

Underwriting prospective tenants, to include procuring and reviewing business plans, financials, background checks, etc.

Reviewing and negotiating Letters of Intent (LOIs).

Overseeing lease negotiation and documentation through legal counsel.

Ensuring negotiated terms reflect underwriting assumptions and pro forma targets for rent, concessions, TIs, and lease‑up timing.

Balance deal velocity with risk mitigation and long‑term value creation.

Collaborate with acquisition and asset management teams to review and validate lease underwriting for new and existing assets.

Evaluate tenant credit, covenant strength, and market terms to support deal‑level and property‑level leasing decisions.

Monitor leasing assumptions vs. actual execution and proactively recommend adjustments to business plans as needed.

Stay current on market comps, competitor positioning, tenant trends, and economic factors impacting space demand.

Implement strategies to curate a complementary tenant mix at each asset.

Cross‑Functional Leadership

Act as a liaison between leasing, asset management, legal, and property management to ensure a coordinated and efficient lease execution process.

Provide ongoing leasing updates, performance KPIs, and risk assessments to Asset Management and Fund leadership.

Maintain real‑time reporting on leasing status, LOI and lease negotiation pipelines, occupancy forecasts, and variance to budget/pro forma.

Contribute to investor reporting, quarterly business reviews, and annual reforecasts with lease‑level detail and market commentary.

What You’ll Have (Qualifications)

Bachelor’s degree in a business field preferred.

2‑5 years of brokerage / leasing experience required; exposure to all CRE product types is preferred.

Excellent interpersonal skills required (communication, conflict resolution, teamwork, and negotiation with a flair for sales).

Excellent organizational skills required, including openness toward technology for efficient administration and reporting.

Willingness to travel on occasion with little advance notice.
