
Senior Associate - Self Storage - Asset Management

Responsibilities
As a Senior Associate – Self-Storage – Asset Management, you will be a critical part of the Self-Storage team, with responsibility for asset performance optimization, REIT third-party property management oversight, financial modeling and analytics, investor and lender relations, debt and equity capitalization support, and disposition analyses and execution across a large and growing National, institutional quality self‑storage portfolio. We are seeking a high‑performing and entrepreneurial‑minded professional to help us build a large‑scale national self‑storage platform.
Responsibilities include but are not limited to:
Client‑centric strategic and financial leadership: Lead the development of short‑ and long‑term asset strategies in partnership with acquisitions, development, and property management teams, designed to maximize asset value and optimize performance.
Asset management and performance optimization: Identify issues and opportunities within the portfolio using data‑driven, independent judgment. Communicate key risks, opportunities, and recommended solutions to senior leadership.
Performance monitoring and analytics: Develop a deep understanding of each asset and its operating and financial performance relative to underwriting, budgets, forecasts, and competitive sets. Evaluate market trends and asset positioning to inform hold/sell recommendations.
Financial modeling and valuation: Perform complex asset‑level and portfolio‑level financial modeling, including cash flow projections, sensitivities, valuation analyses, and scenario modeling.
Third‑party property management oversight: Manage REIT third‑party property management relationships, review budgets and capital plans, challenge assumptions, monitor KPIs, and drive accountability to optimize results.
Reporting and investor communications: Prepare and oversee monthly, quarterly, and annual reporting for owners, partners, investors, and lenders, escalating material issues as appropriate. Prepare ad‑hoc reporting on request.
Capital markets support: Assist with lender and investor relationships, RFP processes, financing and refinancing analyses, and ongoing lender compliance and reporting.
Disposition execution: Lead disposition analyses, and assist with broker selection and RFP processes, buyer diligence coordination, bid evaluation, and transaction execution through closing.
Data‑driven decision making: Leverage advanced analytics, automation, industry software, and AI‑enabled tools to enhance performance tracking, forecasting, and problem‑solving.
Collaboration and relationship building: Work closely with acquisitions, development, asset management, accounting, and property management teams, and build strong relationships across the self‑storage industry including REITs, capital partners, brokers, and vendors.
Qualifications Minimum Requirements include:
Bachelor of Business Administration, Finance, Real Estate, or related degree from an accredited institution.
Five (5) or more years of institutional real estate asset management experience; self‑storage experience required.
Significant experience with financial modeling, asset performance oversight and reporting, interfacing with accounting, and execution of strategic business plans.
Experience working with REIT‑affiliated or institutional third‑party property managers.
Experience with capital markets, investor reporting and investor and lender relations.
Significant self‑storage industry expertise, engagement and relationships.
Experience supporting or leading asset disposition processes.
Experience mentoring and collaborating with team members.
Advanced proficiency in Microsoft Excel and financial modeling.
Experience with self‑storage platforms and analytics tools.
Experience with Argus strongly preferred.
Capability using AI and advanced analytics for performance evaluation and problem‑solving.
High degree of integrity, professionalism, and institutional mindset.
Strong entrepreneurial mindset, drive, independent and strategic thinking, problem‑solving and self‑sufficiency.
Excellent written and verbal communication skills.
Strong analytical problem‑solving skills and ownership of decisions.
