Responsibilities Oaktree is seeking an Associate to join the Real Estate team in its Los Angeles office. The Associate will participate in a wide range of real‑estate debt transactions for Oaktree’s Real Estate Debt strategy, including new loan originations across all CRE product types; acquisitions of legacy loans; CMBS and other forms of public and private debt; restructurings; and recapitalizations.
Lead execution of underwriting and closing.
Prepare detailed financial modeling.
Perform quantitative and qualitative analysis.
Develop and maintain business and industry due diligence.
Participate in deal structuring, legal documentation, negotiations and closing.
Draft memoranda for internal and external use.
Present deals at credit committees.
Collaborate with internal parties including equity coverages and junior resources.
Monitor the performance of existing portfolio investments.
Qualifications
2‑3 years’ experience as an analyst or associate with a top investment bank or real‑estate investment fund.
Outstanding financial modeling, analytical and presentation skills.
Demonstrated competency in financial statement analysis, business valuation, accounting and finance.

Excellent written, verbal and interpersonal communication skills.
Ability to prioritize and manage multiple competing tasks.

Compensation & Benefits Base salary range: $150,000. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives, a comprehensive benefits package and a flexible work arrangement. The base salary offered will be commensurate with experience and/or qualifications, industry knowledge and expertise, as well as prior training and education.
