Overview
Assistant Property Manager — We are seeking a seasoned Assistant Property Manager to oversee the daily operations of a designated portfolio of properties in the Rochester, NH area. The ideal candidate will have experience in property management, with LIHTC (Low Income Housing Tax Credit) experience highly desired but not required. This role plays a vital part in maintaining property compliance, maximizing financial and operational performance, and delivering exceptional service to residents.
Responsibilities
Ensure compliance with LIHTC and other applicable housing regulations
Manage rent collection, financial reporting, and delinquency resolution
Coordinate tenant placement, renewals, and retention strategies
Maintain and monitor property condition and curb appeal
Communicate regularly with property owners and stakeholders
Deliver outstanding customer service to residents, addressing concerns promptly
Assist in budget preparation and monitor monthly financial performance
Work closely with leasing, maintenance, bookkeeping, and administrative teams to achieve portfolio goals
Qualifications
Minimum 2 years of experience in property management
LIHTC experience and certification (Tax Credit Specialist or equivalent) preferred
Strong understanding of compliance, tenant income certification, and HUD guidelines
Excellent interpersonal and communication skills
Proven ability in marketing and leasing strategies
Familiarity with property management software (e.g., AppFolio) preferred
