Job Description Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Position Details
Part of a multi‑site development known as NOVI at Concord, with duties performed across all locations.
Property names: NOVI Flats, NOVI Lofts + NOVI Rise.
Location: Concord, NC.
Property type: Mid‑Rise.
Stage: Lease Up.
Unit count: 48 (Flats), 89 (Lofts) + 167 (Rise).
Schedule: Monday‑Friday + rotating weekends.
Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and shown apartments, processing applications, credit and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments before move‑in and ensure they are move‑in ready, scheduling any outstanding items with maintenance.
Stay informed about current market and competitor conditions; develop and implement short‑ and long‑term marketing plans; follow company policies related to concessions, specials, and other programs to boost occupancy.
Design and execute marketing activities to create and drive traffic, including resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific marketing plans and drives.
Use on‑site property management software to track availability, record traffic, manage resident and prospect data, and capture critical demographic information.
Ensure community and show units meet quality standards by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising and ensuring a physically appealing show unit, and prepping leasing office for daily leasing activities.
Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards or telephone calls, and other contacts to finalize decisions to lease and/or renew.
Execute and perform activities supporting the lease renewal program by preparing renewal letters and packages, meeting with and contacting renewing residents, and ensuring renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or document requests to appropriate individuals.
Required Licenses or Certifications
All state and local licenses and/or certifications as required.
Valid driver’s license to operate a golf cart on property.
Physical Demands
Ability to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work inside and outside in all weather conditions: rain, snow, heat, hail, wind, sleet.
Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Occasional travel may be required to assist other properties, attend training, business meetings, or other situations necessary for daily responsibilities.
Capacity to work flexible work schedule, including call coverage during evenings, weekends and holidays.
Compensation The hourly range for this position is $18.00 - $20.00.
Additional Compensation
Corporate positions: eligibility to participate in a quarterly or annual bonus program based on individual and company performance.
On‑site property positions: eligibility to participate in weekly, monthly, and/or quarterly bonus programs.
