Job Summary
The Senior Manager of Corporate Real Estate & Facilities Management is a key individual contributor and operational leader within the Office of the COO, reporting directly to the VP of Facilities. This role is responsible for the day-to-day and strategic oversight of the organization's real estate portfolio, facilities operations, and all related vendors and service providers. This role owns the Total Cost of Ownership (TCO) framework across leases, security, and utilities — translating complex portfolio data into executive-ready reporting that drives informed real estate decisions. The ideal candidate brings a corporate real estate mindset, deep operational expertise, and a data-driven approach to portfolio stewardship.
Duties & Responsibilities:
Facilities Operations & Vendor Management Direct day-to-day facilities operations across all sites, ensuring safe, compliant, and productive work environments. Manage a portfolio of facilities vendors including janitorial, maintenance, landscaping, security, access control, and building engineering services. Develop and enforce vendor performance scorecards; conduct regular business reviews to ensure SLA compliance and cost efficiency. Oversee preventative maintenance programs, work order management systems (CMMS), and capital asset tracking. Ensure all facilities meet applicable building codes, OSHA standards, ADA requirements, and local regulatory obligations. Lead emergency preparedness planning and business continuity protocols for all facilities.
Total Cost of Ownership (TCO) Reporting & Analytics Own the development and ongoing management of the portfolio's TCO framework, capturing all-in facility costs including base rent, operating expenses, utilities, security, janitorial, maintenance, and capital expenditures. Produce monthly, quarterly, and annual portfolio reporting dashboards for senior leadership and finance, covering lease obligations, utility spend, security costs, and variance-to-budget analyses. Partner with Finance to develop and maintain the annual facilities operating and capital budget; monitor actuals against plan and provide commentary on variances. Benchmark portfolio performance against industry standards; identify and implement cost reduction and efficiency opportunities. Track and report utility consumption (electricity, gas, water) across all sites; drive sustainability and energy reduction initiatives. Maintain a centralized real estate and facilities data repository; ensure data integrity across all lease, cost, and asset records.
Security & Life Safety Oversee physical security programs including access control systems, CCTV, guard services, and visitor management across all locations. Manage relationships with security service vendors; ensure coverage levels, technology, and protocols meet corporate standards. Partner with IT/Security and HR on workplace safety programs, incident response, and threat assessment protocols.
Required Skills: 5–8+ years of progressive experience in corporate real estate, facilities management, or a related field within a corporate or institutional environment. Demonstrated experience managing a multi-site real estate portfolio, including lease administration and critical-date tracking. Proven ability to build and present TCO models and portfolio dashboards to executive audiences. Hands-on experience managing facilities vendors — including scoping work, running RFPs, negotiating contracts, and holding vendors accountable to SLAs. Strong financial acumen; experience owning or co-managing a facilities budget of $2M or greater. Working knowledge of physical security systems (access control, CCTV) and utility management. Qualifications:
Education: Bachelor's degree in real estate, Business Administration, Facilities Management, Architecture, or a related field. Equivalent work experience considered. Substantial professional experience in a related field may be considered in lieu of a formal degree.

Professional designation: CFM (Certified Facility Manager), RPA, FMA, or LEED AP. Experience with IWMS/CAFM platforms (e.g., IBM TRIRIGA, Archibus, ServiceNow FM). Exposure to corporate sustainability reporting and energy management programs (ENERGY STAR, ISO 50001). Experience with public company real estate disclosures and Sarbanes-Oxley (SOX) controls as they relate to lease accounting (ASC 842). Hands-on experience managing facilities vendors — including scoping work, running RFPs, negotiating contracts, and holding vendors accountable to SLAs. Strong financial acumen; experience owning or co-managing a facilities budget of $2M or greater. Working knowledge of physical security systems (access control, CCTV) and utility management.
