We are seeking a results driven

Marketing Manager

to lead property-level marketing strategy, campaign execution, and performance optimization across our growing portfolio. This role is responsible for driving qualified traffic, increasing occupancy, and ensuring marketing initiatives align with leasing and revenue goals.
The Marketing Manager will oversee digital strategy, paid media coordination, website performance, reputation management, and campaign planning across senior and multifamily housing communities. This individual must be analytical, proactive, and comfortable collaborating cross-functionally with sales, operations, and executive leadership.
This is a high-impact role for someone who understands how marketing influences occupancy, revenue, and long-term asset value.

Key Responsibilities:
Portfolio Marketing Strategy
Develop and execute property-specific marketing plans

aligned with occupancy and revenue goals
Analyze market trends, competitive positioning, and

pricing strategy
Support stabilized assets, and repositioning

initiatives
Apply multifamily and/or senior housing marketing

expertise to align strategy with leasing cycle
Digital & Paid Media Oversight
Oversee Google PPC, paid social, ILS strategy, and

retargeting campaigns
Monitor cost-per-lead, cost-per-lease, and funnel

conversion metrics
Partner with supplier partners and agencies to optimize

performance
Manage budget allocation across markets to maximize ROI
Website & Conversion Optimization
Oversee website strategy, landing page performance, and

UX improvements
Conduct A/B testing to improve lead-to-tour and

tour-to-lease conversion
Ensure consistent brand and messaging alignment across

digital channels
Analytics & Reporting
Track KPIs including traffic, leads, tours,

applications, approvals, and occupancy
Present performance reports and strategic

recommendations to leadership
Identify underperforming communities and implement

corrective marketing action plans
Reputation & Resident Engagement
Oversee online reputation strategy and review

generation
Collaborate with onsite teams to improve resident

engagement and retention marketing
Identify trends in feedback and align messaging

accordingly
Cross-Functional Collaboration
Partner with sales, operations, and asset management to

align marketing with revenue goals
Supports new acquisitions, transitions, and rebrands
Travel to communities as needed to support launches,

content capture, or strategic resets
Leadership & Collaboration
Manage external creative partners
Provide thoughtful, constructive

creative feedback
Present creative strategy and

campaign concepts to leadership
Maintain flexibility to jump into

projects across departments and support evolving business needs
