Job Overview

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role performs all leasing activities to new residents, ensures resident satisfaction, and secures lease renewals.

Essential Responsibilities

Perform all sales and leasing activities to achieve community revenue and occupancy goals: greet and qualify prospects, conduct community tours and apartment showings, process applications, perform credit screening and criminal background checks, prepare lease and move‑in packages, and ensure a smooth resident move‑in and lease signing.
Inspect apartments before move‑in, ensure move‑in ready condition, and schedule maintenance items with the maintenance team.
Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies for concessions, specials, and other programs.
Design and execute marketing activities to drive traffic: implement resident referral and employer outreach programs, use internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and follow the community‑specific marketing plans, drives, and special programs.
Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information.
Ensure community and show units meet company show‑quality standards: daily inspect the marketing corridor and leasing tour, communicate maintenance and upkeep needs, merchandize and maintain a physically appealing show unit or model, and prepare the leasing office for daily leasing activities.
Follow‑up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, or telephone calls, and finalize lease decisions.
Execute lease renewal program activities: prepare renewal letters and packages, meet with and contact renewing residents before move‑out dates, and ensure renewal documents are signed and implemented on time.
Respond quickly and courteously to resident and client/owner concerns, document requests, and convey them to the appropriate individual.
Required Licenses or Certifications

All licenses and/or certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Physical Demands

Incumbents must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work indoors and outdoors in all weather conditions. Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. May require travel to assist other properties or attend training, meetings, or other necessary events. Must work a flexible schedule, including evening, weekend, and holiday calls.
Compensation and Benefits

Hourly range: $25.96 – $27.50 (San Jose). Eligible for quarterly or annual bonus program (corporate positions) or weekly, monthly, or quarterly bonus programs (onsite property positions).
