Overview

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. This includes personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
  • Promote harmony and high-quality job performance through leadership and support
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Achieve strong net operating income through cost control and revenue/leasing improvements; identify trends and recommend adjustments
  • Develop yearly operating budgets/forecasts
  • Monitor deposits, rent collections, and charges for timely submission
  • Monitor, reconcile, and code all vendor invoices
  • Ensure timely property closeout and accurate ownership financial reports
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies and systems
  • Utilize effective leasing techniques; ensure follow-up, lease signing/documentation, and reporting accuracy
  • Address resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., events, promotions, newsletters)
  • Show, lease, and move in prospective residents
  • Administrative & Maintenance Management
  • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
  • Lead emergency response for the property with staff, residents, and operations to minimize liability
  • Maintain property appearance and ensure timely repairs and regular inspections
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness
  • Miscellaneous
  • Ability to respond to emergencies and work extended hours as needed

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others; may require repetitive motions and extended periods of standing or sitting; may require overtime, weekends, and night hours (emergencies)
  • Frequently remain in a stationary position, move about to accomplish tasks, and travel between worksites
  • Occasionally ascend/descend ladders, stairs, and equipment; may require lifting or moving up to 25 lbs; work outdoors and in various environments; exposure to hazardous chemicals

License/Equipment

  • Must have reliable transportation due to on-call requirements

Compensation & Benefits

Salary Range: $55,000 per year to $62,000 per year

Our compensation decisions consider factors such as skill set, background, training, and certifications. Our total rewards package includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, and commission and performance bonuses where applicable. Full-time employees also receive paid sick days and company holidays.
