Position

COMMUNITY MANAGER

Responsibilities

  • Oversee all operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial administration, and risk management.
  • Supervise on-site staff and property operations to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns.
  • Personnel management: screen, hire, train, coach, and develop on-site staff; provide ongoing training and performance management; complete staff scheduling.
  • Financial management: work to maximize net operating income through cost control and revenue/leasing improvements; develop operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices.
  • Strategic leasing management: develop yearly marketing plans and ensure effective leasing techniques, follow-up, and documentation; manage resident relations and retention programs.
  • Administrative & maintenance management: ensure accurate reporting, coordinate emergency response, monitor service requests, and supervise property inspections and make-readies.
  • Lead and coordinate maintenance, construction, and rehabilitation activities to ensure quality and timeliness.
  • Ensure compliance with company policies and procedures and provide leadership for emergency response within company guidelines.

Qualifications

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing, or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; ability to work overtime, weekends, and night hours as needed for emergencies.
  • Ability to stand, sit, move between sites, and lift or move objects up to 25 lbs. in various environments; tolerate outdoor conditions and hazardous materials as applicable.

License/Equipment

  • Must have reliable transportation due to emergency on-call requirement.

Compensation & Benefits

  • At Asset Living, compensation decisions consider experience, certifications, and qualifications. Full-time employees receive paid sick days and holidays.
  • Salary Range: $70,000 per year
