Community Manager — Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financials, administration, and risk management.
  • Supervise on-site staff to ensure compliance with Asset Living policies, safety, fair housing guidelines, and liability concerns.
  • Personnel management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and performance management; prepare staff schedules.
  • Financial management: support NOI goals through cost control, revenue and leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices.
  • Strategic leasing management: develop yearly marketing plans and ensure effective leasing practices, follow-up, leases, and reporting accuracy; address resident complaints and improve resident retention.
  • Administrative & maintenance management: ensure accurate reporting, respond to emergencies with staff and residents, maintain property appearance, and manage resources and vendor relationships.
  • Provide direction for maintenance, construction, and rehabilitation activities to ensure quality and timely completion of make-readies and work orders.

Qualifications

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in housing, or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to use on-site software; basic computer skills required.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; ability to handle tasks requiring wrist/hand movement; ability to work overtime, weekends, and night hours (emergencies).
  • Ability to remain stationary or move about as needed; climb ladders, stairs, and operate equipment; lift/move up to 25 lbs.; work in various environments and temperatures.

License & Equipment

  • Must have reliable transportation due to emergency on-call requirement.

Salary

Salary range: $145,000 per year to $150,000 per year.
