Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and guidance; complete weekly/daily office and maintenance staff schedules; address performance issues and document appropriately; terminate when necessary; promote harmony and quality performance.
- Financial Management: aim for NOI growth through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; monitor vendor invoices; ensure timely property closeout and accurate financial reports.
- Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies; ensure effective leasing techniques and accurate reporting; handle resident complaints and requests; implement resident retention programs.
- Administrative & Maintenance Management: ensure accurate reporting; lead emergency response for the property; maintain excellent customer service and monitor maintenance response times; conduct regular property inspections and make-ready work orders; manage resources, bidding, and contractor coordination; supervise maintenance, construction, and rehabilitation activities for quality and timeliness.
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred; or four years of housing industry experience; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to use on-site software and basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Must be able to communicate effectively; may work overtime, weekends, and night hours for emergencies.
- Regularly required to stand, walk, or sit for extended periods; may require reaching, lifting up to 25 lbs, and working in various environments, including outdoor conditions.
- May ascend/descend ladders or stairs and operate vehicles or equipment as part of job duties.
License/Equipment
- Must have reliable transportation due to emergency on-call requirements.
Salary Range
$80,000 to $85,000 per year
