Position

Community Manager — The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As on-site leader, you will supervise property and staff to ensure compliance with Asset Living policies and procedures, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and performance development; prepare schedules and assignments.
  • Operational Management: manage daily on-site operations and staff; ensure compliance with company policies.
  • Financial Management: support net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoicing and reporting; ensure accurate financial closeout.
  • Strategic Leasing & Marketing: develop yearly marketing plans; apply leasing techniques to drive closures; manage resident retention programs; show, lease, and move in residents; handle resident complaints and requests to ensure satisfaction.
  • Administrative & Maintenance Management: ensure accurate and timely reporting; lead emergency response on-site; monitor service request turnaround; supervise property appearance and inspections; manage vendor relations and procurement; direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness.

Education / Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to operate on-site software and basic computer skills; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; ability to work overtime, weekends, and nights for emergencies; willingness to move, stand, sit, climb, and perform varied physical tasks as needed.
  • Ability to lift and move up to 25 lbs; work in diverse environments including outdoor conditions and restricted spaces; operate tools and vehicles as required.

License / Equipment

  • Must have reliable transportation due to on-call requirements.

Salary

Salary Range: $60,000 per year to $70,000 per year
